There are numerous sources for acquiring foreclosed properties. We are committed to helping our clients sort through the hundreds of properties available from dozens of sources in obtaining properties at wholesale prices.
Travis County Tax Collector
The Travis County Assessor-Collector is responsible for conducting monthly auctions on the first Tuesday of every month. All probate, court ordered real property sales and taxing authority foreclosure sales are handled at these auctions. These properties are available at auction to the highest bidder. All bids must be made in cash or certified funds. We provide certified funds, detailed information and market analysis on each of these properties for our clients. This is a terrific way to purchase real estate wholesale.
HUD Homes
Housing and Urban Development lists all HUD homes for sale with the Austin Multiple Listing Service. Homes are entered into the MLS every Thursday and all bids must be made by the following Monday. These homes typically sell for market or above market value and are available through HUD- certified real estate agents. Our Broker is HUD certified!
VA Homes
The Department of Veteran Affairs has 46 regional offices. VA Waco is responsible for the management and sale of all homes in Travis and Williamson Counties. All VA bids must be submitted through a registered VA real estate broker. Our Broker is VA registered!
FDIC
Federal Deposit Insurance Corporation insures the deposits of over 12,000 banks in the United States. Occasionally some of these banks fail and the FDIC is responsible for insuring all depositors as well as liquidating the banks real estate portfolio. These homes typically are sold at market through sealed bids.
IRS
Internal Revenue Service seizes both real and personal assets in conduction it's tax collection efforts. These home are listed and sold at sealed bids when they become available.
FHLMC
The Federal Home Loan Mortgage Corporation also known as Freddie Mac is one of the largest purchasers of mortgage loans in the United States. Whenever one of Freddie Mac's seller servicers obtains a property owned by Freddie Mac through the foreclosure process the home is sold through participating Brokers. These homes are typically sold at market prices. Our Broker provides access to all of these Freddie Macs homes.
FNMA
The Federal National Mortgage Association better known as Fannie Mae is the largest purchaser of residential mortgage loans in the United States. Whenever one of Fannie Mae's seller servicers obtains a property through the foreclosure process Fannie Mae lists the property in the Austin Multiple Listing Service. These homes are sold at market prices. Our Broker has successfully negotiated below market prices on these homes.
GSA
The Government Services Administration provides for The Office of Property Disposal. The GSA offers IFB (Invitations For Bids) when properties become available and the bid process is a sealed bid. The GSA is required to sell all properties at market value.
SBA
The Small Business Administration secures their loans with real estate. Occasionally these loans go into default and the property securing the loan is acquired by the SBA through the foreclosure process. These properties are then sold directly or through a local real estate broker.
The Texas Veterans Land Board - Fortified Land Tracts
The Texas Veterans Land Board holds sealed bid auctions twice a year. Sealed bids are available only to Texas Veterans as Type I Tracts. Parcels available after the Texas veteran bids are sold through Texas real estate brokers as Type II Tracts.
