Timing
In order to understand the entire foreclosure process you must review the upcoming calendar and become familiar with the terminology and deadlines in our bidding process.
Calendar for the December
4, 2007 Auction
Super Tuesday, November
13, 2007 is the deadline for all lenders to file their Notice
of Trustee Sales for the upcoming auction. See Sample Notice. We
call this Super Tuesday because these filings start the entire foreclosure
auction process. The filings are public information and anyone may
go to the county court house to photocopy or record the information
contained therein.
Our Alliance of Realtors and their staff photo copy each Notice of Trustee Sale and begin to research the information contained on the notices. First, every legal address is converted to a street address. Second, the original Deed of Trust is reviewed to determine the date and amount and type of the original mortgage.
Public Monday,
November 19, 2007 is our internal deadline to have all information
including, photographs of all properties, market analysis, property
rating, original loan amount and potential equity loaded on this
web site for our clients. We begin gathering and loading the information
immediately after Super Tuesday and continue until all the information
is available for our clients.
Contract Monday,
November 26, 2007 is the day our clients need to submit earnest
money contracts to our Broker for the upcoming auction. Working
with one of our Realtors between Public Monday and Contract Monday
you should do your own research and market analysis and determine
how much you are willing to bid for the properties of interest to
you. By submitting an earnest money contract to our broker you are
requesting our broker to purchase the property for you and to enter
into a contract to sell you the property if successful at a predetermined
price.
Title Friday, November
30, 2007 is the day our Title plant provides a special title
commitment subject to only bankruptcy filing and IRS Federal tax
liens.
Auction Day, December
4, 2007, from 10:00 am to 4:00 pm is the day and time of
all Texas foreclosure auctions. We attend every auction and purchase
homes on behalf of our clients. All buyers are welcome to attend
the Auction but it is not necessary if we already have your bids.
