The Day After
Immediately after the auction we make all properties which were purchased by the banks available to all viewers under the Upcoming Listings section. These homes can sometimes by purchased directly from the banks provided we can complete the transaction within 20 days.
In purchasing directly from the banks we provide certified funds to guarantee the successful completion of the transaction. The home is always purchased in "as-is" condition and the amount of purchase includes the banks bid at auction plus the original note rate until closing.
The advantage of purchasing directly from the bank is the elimination of all title risk. We obtain a standard title insurance policy for each of these purchases. The home is purchased in "as-is" condition and there are no representations or warranties made by the bank.
