How to buy property at 10 - 50% off market value
Everyone is looking for a bargain and in Travis County there are lots of great buys every month! Buying a property at wholesale prices requires several key ingredients which will be discussed later. First, we need to clarify the difference between a market price and a wholesale or below market price.
For years Realtors have advertised foreclosures in magazines and newspapers as a way to peak the interest of potential new clients. Even today hundreds of Realtors try to provide lists of HUD homes or VA owned properties. Whenever a property is actually owned by HUD or the VA, their internal rules require that they sell their homes for the highest market value. Visit our Links Page for free access to the direct sources of these lists. Each HUD and VA home which appear on their official sites have been appraised by professional appraisers and in the case of HUD, each home is listed in the Austin multiple listing service for five days prior to their auction.
By definition, once a home is owned by HUD, VA, FNMA, FHLMC or a private Bank, it will be sold at the highest market price.
To purchase a home below market you need to purchase the property prior to the agencies gaining ownership!
There are only three ways to purchase these properties at below market prices.
1. Buy directly from the owner.
2. Buy at Auction on the court house steps.
3. Buy directly from the Seller/Servicer of the loan immediately after the auction.
