Buying for Yourself
As a potential homeowner there are dozens of great buys every month. Your goal is to narrow down your search and focus only on those homes that meet your requirements.
With our brokerage services you can purchase a bargain at the court house
steps. There are two options: Using your money we provide all of
our services; or, using our investors money we provide all our services
for the above brokerage fee plus an amount to be determined by our
investors.
Later we finance your purchase with a standard FHA, VA or conventional loan. In most cases, with good credit, you can purchase one of these homes as an owner occupant or an investor for between 0.0% to 3.00% of the total purchase price.
After you sign up, we will provide you with a password which will enable you to access our analysis on all new foreclosure filings. When you find the property that most closely meets your requirements, you contact your Realtor and obtain a comprehensive market analysis from them to determine how much you should be bidding. As an investor you usually have not been able to inspect the interior of the home and your bid must factor in the cost of repair and refurbishment. Factors to consider in determining your maximum bid with your Realtor will be the condition of the heating, air conditioning, roof and floor coverings.
If you are purchasing for owner occupancy using our investors funds, you will always be able to inspect the property prior to purchase. When our investors purchase the home for you will end up paying our brokerage fees plus a profit margin set by our investors. When using our investors funds your purchase price will be between 80% to 95% of value depending on the condition of the property.
