How to use our investors to get your deal funded
The key element in purchasing foreclosed properties at wholesale prices is the ability to obtain funding for the purchase.
All foreclosure auctions require cash, cashier's checks or certified funds to complete the purchase at the auction. There are no exceptions! In the past only the very wealthy could participate in these auctions.
Today, with the use of our web site, our exclusive lending partner and one of our foreclosure Realtor specialists, anyone with good credit and the ability to qualify for a standard FHA, VA or conventional loan can participate and possibly purchase a foreclosure at a bargain price.
Here's how it works:
Each month by working with any of our Realtors, you can use the password protected area of this site to preview every available foreclosure, review our market analysis and review our photographs of the properties.
You drive by the homes and review the home and neighborhood.
Eight days prior to the auction date, you submit an offer for up to four properties you would be interested in purchasing, indicating the maximum amount you are willing to pay.
Our designated broker does a complete detailed market analysis, title search and with funds from one of our investors buys the property for you.
Our designated broker gets the property available for viewing in "As-Is" condition.
After inspecting the home, if you wish to complete your purchase of the foreclosed property you can purchase the home with financing provided by our lending partner at a sales price established by our investor.
If after inspecting the property you decide not to complete the transaction the home will be listed on our web site under Foreclosure - Fixer Uppers.
