There are four different ways we can help you buy a foreclosed property. The best and most reliable method is to purchase at auction on the court house steps. We provide a full package of services which includes, certified funds at the auction, title insurance, home improvement loans and up to 100% financing permanent 30 year fixed rate mortgage loans to qualified buyers.

Bid on HUD & VA homes after have officially listed the home on their web site and in the Austin MLS.
Pre-Foreclosure Purchase
Purchasing a home directly from the owner prior to the foreclosure auction involves a tremendous amount of work and a considerable amount of risk.
We reduce both the amount of work and eliminate the risk. When you become a client we provide you with a user ID and a password. You then have complete access to all new upcoming foreclosures sorted by the area you are looking for.
We provide you with the following on each property:
Street address of property
Original lien amount
Exterior photo of property
Copy of original Notice
Name of original borrower
We recommend you drive by the property and if interested contact the owner. Once you and the owner agree to the sale of the property we will do the following to assist you safely complete the transaction.
Provide title commitment and title search.
Advance the money required to stop the foreclosure.
Prepare all earnest money contracts between you and the seller
Provide a combination home improvement loan and permanent loan.
We charge a brokerage fee of 3.00% of the negotiated purchase price if you keep the property for a rental. There is no brokerage fee for the purchase side if you sell the property using our designated Broker.
Bid at the Auction
Bidding at auction is the best way to purchase your home at wholesale prices. Using your certified funds, we provide market analysis and complete brokerage services to allow you to purchase your property. Most importantly by letting us place your bid for you, we will never be bidding against you, thereby driving up the price at auction. If more than one client wishes to purchase the same home, we place our bids for the client willing to pay the highest price.
We provide these additional services when you use our service to place your bids.

We recommend you select up to 20 properties which we will fully research on your behalf. As a client if you submit to us the highest bid for the property we will be representing you at the auction. We never bid against our own clients and therefore will not be driving up the bids at auction.
If you intend to flip the property and resell it through our designated Broker we do not charge anything for the successful purchase at auction. If you intend to keep the property for a rental we charge 3.00% of the acquisition price.
Buy Directly from the Lender
Immediately after the auction we make all properties which were purchased by the banks available to all viewers under the Upcoming Listings section. These homes can sometimes by purchased directly from the banks provided we can complete the transaction within 20 days.
In purchasing directly from the banks we require that you be fully approved by our lender. The advantage of purchasing directly from the bank is the elimination of all title risk. We obtain a standard title insurance policy for each of these purchases.
We charge a brokerage fee of 3.00% if the lender is not willing to pay our brokerage commission.
Bid and Buy Directly from HUD or the VA
All upcoming HUD and VA homes are displayed on our site. If you would like to make an offer on any of these homes please contact us or contact our local designated broker. Our Realtors have the experience and knowledge to successfully place your winning bid. We also know the minimum bid that the agencies will accept.
There is no charge to the successful bidder. Both HUD and VA pay the brokerage fee directly from the sales proceeds.
